Lot has views of the Butte Creek Canyon and Chico lights are visible at night with vague valley views during the day. Very close to Billie Park. Lot was rough graded and the lot is flat at this point with a slight slope, but mostly flat. 19 tree stumps were removed, however, one small one was missed due to tall grass at the time. There are 6 live trees on the lot presently, 1 pine and 5 oak trees. One 100'+ tall Pine tree was removed. The lot had a newer home on it before the fire. The septic system was also newer but the septic tank was severely damaged by heavy equipment after the fire and was open and a safety risk. When the grading was done the tank remains were removed and the hole was filled in and at that time the town of Paradise suggested that the leach lines be marked, which was done with a metal T post for future location as Paradise stated they would approve the lines if a new septic tank was installed so the lines would not have to be replaced just hooked into a new tank.
